Southern Shores Mgmt. is proud to be the Management Company for Pine Needle Park POA. We would like to thank all of the Board of Directors as well as the owners who have put their community needs in our hands.
COMMUNITY FEATURES: The Community has 70 homes consisting of 35 attached units.
The POA provides Insurance to the exterior of the units but does NOT provide for any Maintenance.
The POA provides lawn mowing only and all landscape irrigation, plants and new grass is the responsibilty of the owners.
Owners are responsible for their own fences, driveways, windows, doors, entire unit exteriors.
REGULAR SCHEDULED MEETINGS: Meetings of the Board of Directors are usually held quarterly. Please reach out to Management for meeting dates.
FINANCIAL INFORMATION: Each home is responsible for the MONTHLY maintenance to the association by the 1st of each year.
COMMUNITY RESTRICTIONS: Each owner/occupant is required to apply for residency and be approved by the Association prior to occupying a unit. This process may be completed by submitting the "Application for Occupancy". Units will not be permitted to be rented if the requirements for leasing are not met with the Association. Please contact the office prior to submitting an application for verification of a prospective unit.Units rented illegally will be sent to the attorney for eviction and Owner will be fined.
VEHICLES: No street parking is permitted for any vehicle. Boats/trailers and campers are not allowed Please see complete Rules and Regulations attached to the Application for Lease/Sale. Signs: No signs are permitted to be placed on any unit.
ARCHITECTURAL CHANGES: All Architectural Changes to the exterior of any unit must be submitted and approved prior to comencement. This included front and rear yard alterations. The Architectural Request form is located below. This must be hand delivered or sent certified mail to the Management Office.Requests are processed with in 30 days.
